1. RESERVATIONS AND DEPOSIT: Initial reservations by telephone and confirmed within four working days by sending a signed booking form and non-refundable deposit (subject to clause 5a) payable to W & F Allcroft. Bookings to be for a minimum of 7 nights (other than by arrangements), no restriction on additional nights or arrival day.
     

  2. SECURITY DEPOSIT: A security deposit of £100 is required and will be held on behalf of the owners against excessive electricity usage, loss or any damage caused by the parties to this Agreement. This deposit will be refunded in full after a satisfactory report has been received from our American agents and the keys returned.
     

  3. BALANCE OF PAYMENT: Balance of rental cost and security deposit to be received no later than EIGHT weeks before departure, or FULL payment plus security deposit for reservations made within EIGHT weeks of departure. The booking will then be deemed cancelled if full payment and security deposit are not received, and cancellation charges will be applied.
     

  4. BOOKING CONDITIONS: The conditions and booking form shall form the contract between the owners and the person deemed to be signing for those names that appear on the booking form. A contract will only exist when a fully completed and signed booking form with deposit/full payment received.
     

  5. CANCELLATION BY YOU: Should there be a need to cancel your confirmed booking for whatsoever reason the following cancellation charges shall apply:
    a) More than 6 months to date of departure - 50% of initial deposit.
    b) Less than 6 months to date of departure - 100% of initital deposit.
    c) Less than 3 months to date of departure - 40% of rental cost.
    d) Less than 2 months to date of departure - 50% of rental cost.
    e) Less than 1 month to date of departure - 100% of rental cost.
    However should the premises be relet on similar terms the deposit only will be fortified. All cancellations must be in writing.
     

  6. CANCELLATION BY OWNER: In the unlikely event that circumstance beyond our control and that of our agents necessitate cancellation of the booking, we will refund any moneys paid by the party leader (without interest or compensation).
     

  7. FORCE MAJEURE: We accept no responsbility whatsoever and no compensation or any other payment will be made if cancellation or change to the terms of the booking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, nautical and nuclear disasters, fire, flood, adverse weather conditions, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyond our control.
     

  8. OCCUPANCY AND AVAILABILITY: The maximum number permitted in the home is eight persons. Bookings commence from 3pm local time on the day of arrival, vacating by 11am on day of departure, unless previously agreed with the owners.
     

  9. SAFETY AND LIABILITY: As the property has a private swimming pool, the owners agents do not accept ANY responsibility or liability for injury however caused as a result of the use of the pool. It is the responsibility of an adult to ensure that children are supervised at all times when in the pool or the pool area. For their OWN SAFETY we ask that children do not swim unattended.
     

  10. INSURANCE, PASSPORTS AND VISAS (if necessary): It is the individuals responsibility to take out the appropriate insurance to cover all aspects of their holiday and ensure that passports, travel documents and visas are all in order.
     

  11. ACCURACY OF FACILITIES: All information supplied by us is deemed to be correct at the time, to the best of our knowledge. However should a facility be withdrawn or changed beyond our control then we cannot be held responsible for the withdrawal.
     

  12. COMPLAINTS: Should a problem arise whilst on holiday relating to premises, contact should be made to a representative of our Management Company who will seek to rectify matters speedily. Their telephone number is displayed by the phone in our home.
